David Copperfield Comes To East Billyburg: 37 Orient Ave, #3



Looking at the sliver of light peeking through these buildings, you'd think it'd take a magician to put up a livable building in there:



Well . . . . TAAA-DAH!






Along comes 37 Orient Ave, a svelte new construction that's a welcome relief from the usual drab vinyl siding of (East) Williamsburg.  Through the use of some fantastic wide-angle shots, the listing for Apt. #3 (posted just 2 days ago) makes it look wide enough to host a roller derby. 



It's a 3BR/2 BA condo, listed for $800k.  You can't argue with the light in the place.  What's more, it comes with 1000 square feet of outdoor space.

The Numbers:  They're asking for  $645/sq. foot.  Very reasonable common e charges means $160k downpayment gets you a manageable monthly payment of $3880.

The Intangibles:  Though it's on the wrong side of the BQE for Williamsburg, this condo is only 2 blocks from the Graham Ave. L stop and close to some fantastic restaurants, including Il Passatore and Mesa Coyoacan.  Dog owners might appreciate nearby Cooper Park as well.

The Bottom Line:  Hire an inspector to check out this new construction before buying in.  We're not certain about the bedroom situation since the listing isn't as complete as one might wish (no floorplan, only one BR pic).   However, this is a lot of home for the money any way you cut it.
