Entry Level Brooklyn: 338 Prospect Pl.

Because there's plenty of pricey options in Brooklyn, we thought we'd start out with a property that's likely to be accessible to a first time buyer.  Enter 338 Prospect Pl., a totally comfy if unremarkable 2 BR in Prospect Heights listed for $539k.  

Now, setting aside the IKEA inspired decor, which appears to include the official government portrait of Janet Napolitano, what you get is a simple 880 sq. ft. condo with 2 legit bedrooms at a reasonable price.  And it even includes a small balcony.

As with many of the most affordable condos on the market, you're not going to find yourself living in a cute brownstone.  The curb appeal of this larger apartment complex leaves a bit to be desired:


Still, for someone looking to get a foothold in the Brooklyn real estate market, you could find worse places to start.

The Numbers:   Asking price is $612/sq. ft., which is totally reasonable in this market.   Downpayment of $108k gets you a monthly payment around $3000, including common charges and taxes.

The Intangibles:  Located in the heart of Prospect Heights, which is a neighborhood that has already arrived.  Just one block from fantastic bars and restaurants on Vanderbilt Ave, and a short walk to the 2/3 trains at Eastern Parkway.

The Bottom Line:  Not going to be on 'Cribs' any time soon, but the price is right on this unit.
